In the meantime, if you have a particular location identified, talk to the local chamber of commerce to get some advice and ideas. See what is going on in the community and how businesses are doing. If you find a motel of interest, be sure to spend a night there and assess its condition. You might also try a specialized business broker such as BizQuest which has a section on hotels.
